What the numbers say

Prices are flat in the city, firmer countywide. Redfin's three-month median for the City of San Luis Obispo was essentially unchanged from a year earlier, down less than 1%. C.A.R.'s countywide single-family median was up 4.1% year over year. The two figures measure different things: Redfin's covers all home types inside the city, while C.A.R.'s covers single-family homes across the whole county, so they should not be compared directly. Read together, they point to a steady market rather than a falling one.

Homes are selling faster than last year. The median San Luis Obispo home sold in 38 days, ten days quicker than a year earlier. Redfin's own summary says the average home sells for about 1% below list price and goes pending in around 38 days, while its "hot homes" sell for about 1% above list and go pending in around 20 days.

More sellers are cutting prices. 38.0% of listings had a price drop, up 9.7 points from a year earlier. That is the clearest sign in the data that buyers are pushing back on homes priced above recent sales, even while well-priced homes still sell near asking, with an average sale-to-list ratio of 99.1%.

Fewer sales. Redfin counted 115 San Luis Obispo sales in September 2026, down from 124 a year earlier, and C.A.R. reported countywide single-family sales down 3.0% from a year earlier, though up from August.

Price per square foot fell more than the median. The median price per square foot dropped 6.4% while the median price barely moved. That usually reflects the mix of homes that sold, such as more larger homes, rather than every home losing value, and it is one reason citywide averages should be used for direction, not for pricing a specific property.

What it means for San Luis Obispo sellers

  • Price to recent comparable sales in your neighborhood. With nearly four in ten listings taking a price drop, an optimistic list price is likely to cost you time.
  • Expect a well-priced home to sell in roughly five to six weeks, plus escrow. Plan your next move with that timeline in mind.
  • For historic, tenant-occupied or student-area homes, have permits, approvals and leases ready before you list. See our guide to selling a home in San Luis Obispo.

What it means for San Luis Obispo buyers

  • Homes that have taken a price cut or have been on the market longer than the 38-day median may leave room to negotiate on price, repairs or credits.
  • The best-priced homes still move quickly and can sell above list, so be pre-approved and ready to act.
  • Compare SLO with nearby options. Our Central Coast snapshot compares six South County and SLO towns.
