“Richard is an amazing REALTOR®. There is no doubt in my mind that we would not have been able to get the house we bought without him negotiating for us. We had an extremely difficult seller, yet Richard was always there for us to answer questions…”

Living in Atascadero
Atascadero was founded in 1913 by publisher Edward Gardner Lewis as a planned community, and its domed City Hall, restored after the 2003 San Simeon earthquake, is still the center of town. Highway 101 runs through the city and Highway 41 heads west toward Morro Bay, so the coast and San Luis Obispo are both within a reasonable drive.
Atascadero Lake Park and the Charles Paddock Zoo are local favorites, and the downtown along El Camino Real has restaurants, breweries and events. Much of the city is wooded with native oaks, which shapes lot layouts, views and what you can build.
Atascadero neighborhoods and home types
- Downtown and nearby streets near City Hall and the Sunken Gardens.
- Hillside and oak-woodland neighborhoods on both sides of Highway 101, many on larger lots.
- Newer subdivisions with single-family homes and some HOAs.
- Semi-rural and horse properties on the edges of the city.
Buying a home in Atascadero: what to check
Atascadero protects native oak trees, so check the city tree rules before you plan to remove trees, add a building or expand. Ask whether the home is on sewer or septic (both exist in the city), check the water provider, and review permits for additions, ADUs and outbuildings. On hillside lots, look at driveway access, drainage and fire-hardening.
Selling a home in Atascadero
Buyers in Atascadero often compare it with Templeton, Paso Robles and San Luis Obispo, and lot size, views, oaks and updates move value a lot. Tenley, Eric and Richard walk the property before listing so septic, permits and tree questions are answered up front, then price from the closest comparable sales in the same part of town.
