What stands out

Prices were mostly steady. Year-over-year changes ranged from 3.9% up (Arroyo Grande) to 3.5% down (Nipomo). That is a flat-to-modest market, not a sharp swing in either direction.

Pace varies a lot by town. Santa Maria's median of 31 days on market was the quickest of the six, while Grover Beach's 65-day median was roughly double. A seller in Grover Beach should plan for a longer runway than a seller in Santa Maria.

Pricing right still matters. In Nipomo and Pismo Beach, homes sold close to list price on average (sale-to-list ratios of 98.0% and 97.6%). In Arroyo Grande, 30% of homes sold over list. Homes that are priced in line with recent comparable sales tend to get the strongest response.

Santa Maria sales volume was up. Redfin counted 128 Santa Maria sales in September 2026, compared with 114 a year earlier. In San Luis Obispo, September sales were 115, compared with 124 a year earlier.

What these numbers do not tell you

Citywide medians are useful for direction, but they are a blend of very different homes:

  • Mix matters. A month with more condo sales can pull a median down even if single-family values did not change, and a few luxury sales can pull it up. Pismo Beach's median, for example, combines downtown condos with ocean-view homes in Shell Beach.
  • Boundaries matter. Data sources define areas differently. Redfin's Nipomo figure uses its own city boundary, and MLS-based reports that include more of the Nipomo Mesa can show a noticeably different median. Compare figures only from the same source and period.
  • Three-month medians lag. The price figures cover July through September, so they reflect contracts written over the summer.

For a decision about your own home, the right comparison is the handful of recent sales and current listings that a buyer for your home would actually consider.

What it means for sellers

  • Price to the current comparable sales, not to last spring's headlines or to a neighbor's list price.
  • In slower-moving towns, budget for more days on market and make the home show its best from day one: repairs, paint, staging and professional photos.
  • Watch competing listings. If similar homes are taking price reductions, that is your market telling you something.

What it means for buyers

  • Flat prices and longer days on market in some towns can mean more room to negotiate on price, repairs or closing costs, especially on homes that have been listed for a while.
  • Get fully pre-approved, so your offer is ready when the right home appears.
  • Ask your agent for the recent sales on that specific street or community before you set your offer price.
