“Richard is an amazing REALTOR®. There is no doubt in my mind that we would not have been able to get the house we bought without him negotiating for us. We had an extremely difficult seller, yet Richard was always there for us to answer questions…”

Living in Santa Maria
Santa Maria sits at the north end of Santa Barbara County, where Highway 101 meets Highways 135 and 166 and the Santa Maria River separates the city from Nipomo and San Luis Obispo County. Farming still shapes the valley: strawberry and vegetable fields surround the city, and the Santa Maria Valley wine region runs east along the Foxen Canyon corridor.
The city is known for Santa Maria-style barbecue, red-oak-grilled tri-tip served at weekend stands and local restaurants. The Santa Maria Elks Rodeo has been an early-summer tradition for decades. Allan Hancock College, Marian Regional Medical Center and the Santa Maria Public Airport anchor the community. Many residents commute to Vandenberg Space Force Base, to agricultural and energy employers, or north to the Five Cities and San Luis Obispo.
Santa Maria neighborhoods and home types
- Central and older neighborhoods near Broadway and downtown, with mid-century ranch homes, mature trees and larger lots than many newer tracts.
- Newer subdivisions on the edges of the city, with two-story homes, attached garages, HOAs in some tracts and solar on many roofs.
- Condos, townhomes and manufactured-home communities that give first-time buyers and anyone wanting a smaller home a lower entry point.
- Nearby Orcutt and Tanglewood, unincorporated areas just south and west of the city. See our Orcutt real estate page.
Multi-generational living is common in Santa Maria, so buyers often look for extra bedrooms, a downstairs suite or room for an accessory dwelling unit (ADU). Richard helps sellers point these features out and helps buyers check permits before counting on rental income or extra living space.
Public schools are served mainly by the Santa Maria-Bonita School District for elementary and middle grades and the Santa Maria Joint Union High School District for high school. Orcutt addresses are served by the Orcutt Union School District. Always confirm school assignments for a specific address with the district.

Selling a home in Santa Maria
Santa Maria buyers are often financing with FHA, VA or first-time-buyer programs, so a listing has to be ready for their appraisal and inspection rules. Peeling paint, missing handrails or an unpermitted garage conversion can delay a VA or FHA loan. Richard walks through the home before listing so these items are fixed or disclosed up front, not discovered in escrow.
Pricing comes from the homes a buyer would actually compare, such as the same tract, similar square footage and similar updates. That works better than a citywide average. Professional photos, video and Compass marketing then reach local buyers, buyers relocating for jobs at Vandenberg and buyers comparing Santa Maria with South San Luis Obispo County.
Buying a home in Santa Maria
Get pre-approved first, and ask your lender about VA, FHA and down-payment assistance programs if they apply to you. When you tour homes, check the age of the roof and HVAC, whether solar panels are owned or leased, HOA rules and any room additions or garage conversions. Richard and Katie can line up comparable sales so your offer is strong without overpaying.

Santa Maria real estate FAQ
Who is a good Realtor for buying or selling in Santa Maria?
Richard Gonzalez, REALTOR® (CA DRE 01429838), leads The Gonzalez Group at Compass, which has sold 1,150+ homes on the Central Coast since 2004. Team agent Katie Bautista focuses on Santa Maria, Orcutt and Lompoc.
Does a VA or FHA buyer change how I should prepare my Santa Maria home?
Often, yes. VA and FHA appraisals flag safety and condition items such as peeling paint, missing handrails or broken windows. Fixing them before listing helps keep escrow on schedule.
Is Orcutt part of Santa Maria?
No. Orcutt is an unincorporated community just south of Santa Maria with its own school district. Many buyers compare both, and The Gonzalez Group serves both.
Which Santa Maria neighborhoods should I look at for newer homes vs mid-century homes?
Mid-century ranch homes are concentrated in the older central neighborhoods near Broadway and downtown, often on larger lots with mature trees. Newer two-story homes, some with HOAs and solar, are mostly in subdivisions on the edges of the city. Orcutt, just south of the city, has its own mix of established and newer neighborhoods. Richard can pull recent sales for any areas you are comparing.
How does Vandenberg Space Force Base affect buying and renting in Santa Maria?
Vandenberg Space Force Base, west of Santa Maria near Lompoc, is one of the area’s major employers, so job-related moves to and from the base are a steady part of Santa Maria’s buying and rental demand. Many use VA loans, and PCS orders can set firm move dates. If that is you, talk to a VA-experienced lender early and build your offer and closing dates around your report date.
Do Santa Maria homes need a septic inspection, or are most on city sewer?
Most homes inside Santa Maria city limits are on city sewer. Septic systems are more common on rural and semi-rural parcels outside the city. Check the seller’s disclosures and the city or Santa Barbara County records, and order a septic inspection if the home has a system.
Can I buy in Santa Maria and commute to San Luis Obispo? How long is the drive?
Many people do. San Luis Obispo is about 30 miles north on Highway 101, and the drive usually takes around 35 to 45 minutes depending on traffic and where you start. Try the drive at your real commute time before you buy.
Does the Gonzalez Group have a Spanish-speaking agent in Santa Maria?
Yes. Katie Bautista is a bilingual REALTOR® (CA DRE 02062673) focused on Santa Maria, Orcutt, Lompoc and the Santa Ynez Valley.
How do I get a home value for my Santa Maria house?
Start with the free Home Value app. For a number you can price from, Richard or Katie will compare your home with recent sales of similar homes in your neighborhood and adjust for condition and updates.
