“Richard is an amazing REALTOR®. There is no doubt in my mind that we would not have been able to get the house we bought without him negotiating for us. We had an extremely difficult seller, yet Richard was always there for us to answer questions…”

Living in Orcutt
Orcutt sits at the south end of the Santa Maria Valley in northern Santa Barbara County, along Highway 135 and close to Highway 101. It is not its own city: Orcutt is an unincorporated community, so the County of Santa Barbara handles zoning and permits, and many addresses still use a Santa Maria or Orcutt mailing city.
The community grew up in the early 1900s around the nearby oil fields and still keeps a small-town feel. Old Town Orcutt, along Clark Avenue, has local restaurants, shops and community events. Many residents work in Santa Maria, at Vandenberg Space Force Base to the west, or in agriculture, health care and energy across the valley.
Orcutt neighborhoods and home types
- Old Town Orcutt, the historic center along Clark Avenue, with older homes on the surrounding streets and walkable access to local dining.
- Older neighborhoods from the 1960s through the 1990s, with single-story and two-story homes, attached garages and mature landscaping.
- Rice Ranch and other newer communities on Orcutt's east side, with newer single-family homes, parks and HOAs in some tracts.
- Larger-lot and semi-rural properties on the edges of the community, where buyers should check water, septic and county zoning.
Many Orcutt buyers compare it directly with Santa Maria. See our Santa Maria real estate page for the city side of the valley.
Elementary and junior high grades are served by the Orcutt Union School District. High school students are generally served by the Santa Maria Joint Union High School District, and Orcutt Academy is a charter school within the Orcutt district. Always confirm school assignments for a specific address with the district.
What is my Orcutt home worth?
Orcutt values depend heavily on the neighborhood, lot size, home age and updates, so a citywide average rarely fits a specific house. For a starting number, use the Home Value app. Richard or Katie will then compare your home with recent sales of similar Orcutt homes.
Selling a home in Orcutt
Orcutt buyers include local move-up buyers, first-time buyers and buyers who work at Vandenberg, and many finance with VA, FHA or first-time-buyer programs. That means a listing should be ready for appraisal and inspection rules. Richard walks through the home before listing so condition items, permits for additions or garage conversions, and any septic or well questions are handled up front, not discovered in escrow.
Pricing comes from the homes a buyer would actually compare: the same neighborhood, similar square footage, lot and updates. Professional photos, video and Compass marketing then reach local buyers, relocating buyers and buyers comparing Orcutt with Santa Maria and Nipomo.
Buying a home in Orcutt
Get pre-approved first, and ask your lender about VA, FHA and down-payment assistance programs if they apply to you. When you tour homes, check the age of the roof and HVAC, whether solar panels are owned or leased, HOA rules and fees, and permits for any room additions. On larger lots, confirm the water source and whether the home is on sewer or septic. Richard and Katie can line up comparable sales so your offer is strong without overpaying.
