“Richard is an amazing REALTOR®. There is no doubt in my mind that we would not have been able to get the house we bought without him negotiating for us. We had an extremely difficult seller, yet Richard was always there for us to answer questions…”
John SnyderOceano Real Estate with The Gonzalez Group at Compass
Oceano is an unincorporated beach community in southern San Luis Obispo County, between Grover Beach and the Nipomo Mesa, best known for the Oceano Dunes and Pismo State Beach.
Living in Oceano
Oceano sits on the coast where Arroyo Grande Creek meets the ocean, just south of Grover Beach. It is part of unincorporated San Luis Obispo County, so the County handles planning and building permits, while the Oceano Community Services District provides many local services such as water.
The Oceano Dunes State Vehicular Recreation Area, where vehicles are allowed on parts of the beach, draws visitors year-round, and the Great American Melodrama theater and the small Oceano County Airport are local landmarks. Many residents work across the Five Cities, in San Luis Obispo or in Santa Maria.
Oceano neighborhoods and home types
- Beach-side streets west of Highway 1, close to the dunes and Pismo State Beach.
- Established inland neighborhoods east of Highway 1, with single-story homes, cottages and some mixed lot sizes.
- Newer infill homes and townhomes scattered through the community.
- Larger parcels on the edges of town near agricultural land.
Buying a home in Oceano: what to check
Check the flood zone and whether a property is in the coastal zone, since both can affect insurance, permits and additions. Ask about the water and sewer provider, the age of the roof and windows (salt air is hard on both), and permits for any added units or garage conversions. If you plan to rent the home short-term, confirm current San Luis Obispo County vacation rental rules first.
Selling a home in Oceano
Oceano buyers range from first-time buyers to second-home and investor buyers who want to be near the beach. Pricing depends a lot on the exact street: distance to the beach, lot size and condition. Monique and Richard compare your home with recent Oceano, Grover Beach and Nipomo Mesa sales a buyer would actually consider.
