Living in Nipomo

Nipomo is an unincorporated community at the southern end of San Luis Obispo County. It is governed by the County rather than a city council. Highway 101 runs through it, with interchanges at Willow Road and Tefft Street, so Santa Maria is a short drive south and the Five Cities and San Luis Obispo are to the north.

Life here is quieter and more rural than in the beach towns. Nipomo Regional Park has trails, sports fields and a dog park. The historic Dana Adobe tells the story of the area's rancho era, and Olde Towne Nipomo along Tefft Street has local shops and restaurants. To the west, the Nipomo Mesa slopes toward the Guadalupe-Nipomo Dunes and the Oceano Dunes, and the coast is close enough for an afternoon at the beach.

Nipomo neighborhoods and property types

  • Nipomo Mesa, west of 101, with eucalyptus groves, cooler coastal air and a mix of custom homes on half-acre-plus lots.
  • Trilogy at Monarch Dunes, a 55+ resort-style community with a golf course, clubhouse and HOA amenities, plus the all-ages homes of the surrounding Monarch Dunes area.
  • Blacklake, an established golf-course community with single-family homes and attached villas.
  • East of 101, where older neighborhoods near Olde Towne give way to ranchettes, horse property and acreage in the foothills.

Public schools are part of the Lucia Mar Unified School District, including Nipomo High School. Confirm school assignments for a specific address with the district.

Selling a home in Nipomo

Nipomo values swing more than in most towns because no two properties are alike. Lot size, usable flat land, barns and arenas, views, the water source, and whether the home is on sewer or septic all change the price. Richard builds the comparable set from properties with the same features rather than averaging the whole community.

Good paperwork sells country property. Before listing, gather well test results, septic inspection or pumping records, permits for outbuildings and solar documents. HOA homes in Trilogy or Blacklake need current HOA documents. Drone photography and video show off acreage and setting in ways standard photos can't.

Buying in Nipomo

Ask early who provides the water. Parts of Nipomo are served by the Nipomo Community Services District, others by private water companies or a private well. Find out whether the home is on sewer or septic and what the county zoning allows for horses, livestock or an ADU. For HOA communities, read the CC&Rs, budget and fee history before you remove contingencies. Richard and Monique help buyers order the right inspections so there are no surprises after closing.

Nipomo real estate FAQ

Is Nipomo part of a city?

No. Nipomo is an unincorporated community governed by San Luis Obispo County. Zoning, permits and building rules go through the County of San Luis Obispo.

What should I check before buying acreage in Nipomo?

Check the water source (district, mutual water company or private well), the septic system, permits for barns and outbuildings, and county zoning for animals or an ADU.

Who can help me sell a home in Nipomo or Trilogy at Monarch Dunes?

Richard Gonzalez, REALTOR® (CA DRE 01429838), and The Gonzalez Group at Compass, with 1,150+ homes sold since 2004. Monique Garza focuses on South County, including Nipomo.

What is the difference between the Nipomo Mesa and the east side of Nipomo?

The Nipomo Mesa, west of Highway 101, has cooler coastal air, eucalyptus groves, custom homes on half-acre-plus lots and planned communities such as Trilogy at Monarch Dunes and Blacklake. East of 101, older neighborhoods near Olde Towne give way to ranchettes, horse property and foothill acreage.

Are Nipomo homes on septic and wells, or public water and sewer?

It depends on the property. Many neighborhoods get water and sewer from a community services district or another water provider, while rural parcels may use a private well, a mutual water company and a septic system. When they apply, order a well inspection (flow and water quality) and a septic inspection. Sellers should gather well and septic records before listing.

Can I keep horses on a Nipomo property?

Some Nipomo parcels allow horses and other animals, depending on county zoning, lot size and any HOA rules or CC&Rs. Confirm with County of San Luis Obispo Planning & Building and read the CC&Rs before you count on it.

What is Trilogy at Monarch Dunes?

Trilogy at Monarch Dunes is a 55+ resort-style community on the Nipomo Mesa with a golf course, clubhouse and HOA amenities. The surrounding Monarch Dunes area also has all-ages homes. Buyers should review the age requirements, HOA dues and CC&Rs.

Which school district serves Nipomo?

Nipomo public schools are part of the Lucia Mar Unified School District, including Nipomo High School. Confirm school assignments for a specific address with the district.

How far is Nipomo from Santa Maria and San Luis Obispo?

Santa Maria is just south across the Santa Maria River, usually a 10- to 15-minute drive. San Luis Obispo is about 20 miles north on Highway 101, often 20 to 30 minutes depending on traffic.

How do I get a home value for my Nipomo home?
