“Richard is an amazing REALTOR®. There is no doubt in my mind that we would not have been able to get the house we bought without him negotiating for us. We had an extremely difficult seller, yet Richard was always there for us to answer questions…”
John SnyderSanta Maria First-Time Home Buyer Guide: FHA, VA and CalHFA Basics
Santa Maria is one of the places on the Central Coast where many first-time buyers start. Knowing how the main loan programs work, and how sellers see them, will help you shop with confidence. Here is a plain-language guide from Richard Gonzalez and Katie Bautista.

Step 1: Get pre-approved, not just pre-qualified
A pre-approval means a lender has reviewed your income, credit and assets. Sellers take pre-approved buyers more seriously. Ask your lender to compare loan types side by side, including your total monthly payment with taxes, insurance and any HOA dues.
FHA loans
FHA loans are insured by the federal government and allow lower down payments and more flexible credit standards than many conventional loans. FHA appraisals also check basic safety and condition items, such as peeling paint or missing handrails, so homes may need small fixes before closing.
VA loans
If you are a veteran, service member or eligible surviving spouse, a VA loan may let you buy with no down payment. With Vandenberg Space Force Base nearby, VA buyers are common in Santa Maria. Like FHA, VA appraisals look at condition and safety items.
CalHFA and down-payment help
The California Housing Finance Agency (CalHFA) offers first-mortgage and down-payment assistance programs for qualifying buyers. Programs, income limits and funding change, so ask a CalHFA-approved lender what is available when you are ready to buy.
What to check when you tour
Look at the roof and HVAC age, whether solar panels are owned or leased, HOA rules and fees, and permits for any garage conversions or room additions. Ask your agent for recent sales of similar homes before you decide what to offer.
Writing an offer sellers will like
A clean, well-documented offer helps, whatever your loan type. Your agent can talk with the listing agent about timing, repairs and what matters most to the seller. Katie Bautista is bilingual and works with buyers in English and Spanish.
