John SnyderBuying a Second Home in Pismo Beach: Vacation-Rental Rules and What to Check
Pismo Beach is one of the Central Coast’s favorite second-home markets. If you hope to rent your home part-time, the rules matter as much as the view. Here is what we tell our second-home buyers.

Short-term rentals need the right permit
The City of Pismo Beach regulates short-term vacation rentals. Whether a home can be rented short-term depends on city rules and the property’s permit status. Before you buy, confirm with the city whether the home has a valid permit and whether that permit would continue with a new owner.
HOA and building rules
Many condos and some neighborhoods have HOA rules that limit or prohibit short-term rentals, set minimum stays or restrict parking. Read the CC&Rs and recent HOA minutes before you remove contingencies.
Parking, noise and neighbors
Parking is tight near downtown and the beach. Look at the home’s off-street parking and any guest limits. Good neighbor relations and clear house rules make ownership easier.
Managing the home from away
Decide whether you will self-manage or use a local property manager, and ask about cleaning, maintenance and response times. Salt air means regular upkeep on windows, railings and outdoor fixtures.
Financing and insurance
Second-home and investment loans have different rules. Tell your lender how you plan to use the home, and get insurance quotes that match that use.
