“Richard is an amazing REALTOR®. There is no doubt in my mind that we would not have been able to get the house we bought without him negotiating for us. We had an extremely difficult seller, yet Richard was always there for us to answer questions…”

Cambria is an unincorporated village on the North Coast, set among native Monterey pines between Moonstone Beach and the Santa Lucia foothills, a few miles south of Hearst Castle.
Living in Cambria
Cambria is split into the East Village and West Village along Main Street, with Moonstone Beach and the Fiscalini Ranch Preserve on the coast. It is one of the few places where Monterey pines grow naturally, and the forest gives many neighborhoods a wooded, private feel.
Cambria is unincorporated, so San Luis Obispo County handles planning and permits. The Cambria Community Services District provides water and sewer, and because local water supply is limited, new water connections have been restricted for many years. That makes the water status of a vacant lot one of the most important things to understand before buying.
Cambria neighborhoods and home types
- Moonstone Beach and Park Hill, with ocean-view homes near the coast.
- Lodge Hill and Marine Terrace, wooded neighborhoods with a wide mix of home sizes.
- The East and West Villages, close to shops and restaurants.
- Rural properties in the hills east of town, often on wells and septic.
Buying a home in Cambria: what to check
For vacant land, confirm whether the lot has a water connection or is on the district’s waiting list, because building may not be possible without one. For homes, check roof and deck condition, tree health and clearance around the house (wildfire risk is real in the pine forest), and insurance availability. If you plan a vacation rental, confirm current county rules for Cambria first.
Selling a home in Cambria
Cambria buyers are often full-time relocating buyers and second-home buyers from the Bay Area and Southern California, so marketing needs to reach well beyond the county. Tenley, Eric and Richard explain water, fire-hardening and insurance up front, and price from the closest comparable sales in the same neighborhood and view category.

Is Cambria its own city?
No. Cambria is an unincorporated community governed by San Luis Obispo County, with the Cambria Community Services District providing water, sewer and fire services.

It can be, because much of Cambria is wooded and in a higher wildfire risk area. Get insurance quotes early in escrow and ask about defensible-space and fire-hardening work.
